We are Inca Mortgage Solutions, a South Perth brokerage led by Amy Ferguson. We assist first home buyers and investors with home loans, construction, refinancing and self-employed lending.

We begin by understanding the property purchase or borrowing objective, intended transaction dates, income and existing financial commitments. We then explain the lender information needed, from identification and savings records to business or property documents. During an application we help organise the submission, respond to lender questions, clarify outstanding conditions and remain involved as the transaction proceeds towards settlement.

Our work also considers the responsibilities that follow settlement. When family circumstances, property ownership or income changes, borrowers may want to review existing repayments, loan features or refinancing costs. We explain practical alternatives and their limitations so that customers can make informed decisions. The lender determines eligibility, interest rates, fees and final approval according to its policies and the applicant's finances. We do not promise approval or a guaranteed lowest rate and recommend independent legal and tax advice where relevant.

For home lending, we discuss deposits, income, existing debts and repayments that fit a realistic budget. We explain loan terms, fixed or variable options and costs that continue after settlement.
