We are Cleverly Finance, an Osborne Park mortgage brokerage led by Alice Tran. We work with first home buyers, self-employed people, migrants and investors, helping each applicant understand lender requirements, loan structures and application documents. We bring an accounting and finance perspective to cases involving business-derived income or unfamiliar Australian lending processes.

We begin with a conversation about the intended borrowing, financial position and timetable. We help organise the documents needed for lender comparisons and applications, respond to requests for additional information and remain involved through settlement. Clients can return to review their loans when circumstances change. Rates, fees, eligibility and approval depend on the lender's assessment, and we make no guarantee of approval.

We discuss deposits, income, existing debt and manageable repayments before comparing home loan products. Loan terms, fixed or variable rates, fees and other features can affect the household's future budget, so we explain the practical differences.

For first home buyers, we explain deposits, borrowing capacity, pre-approval and relevant Western Australian assistance. We help organise income and savings records and clarify that a preliminary assessment does not guarantee final credit approval.
